Are any homes selling?

Of course homes are selling... in the first week of March alone, 15 homes closed in South Tampa and another 37 properties went under contract. More and more sellers are seeing the value in reducing prices as 211 homes dropped in price over the same period creating better bargains for buyers! Rather than have a flashy site about me, my focus is on presenting the available inventory in a number of convenient ways that benefit home buyers. If I do buy, where should I buy?

Every agent will, and should, have a different opinion on this subject.

The focus of my business is on areas that are very walkable or a short commute to major employment centers. About 1/2 of my closed deals have been in South Tampa, which makes sense because home owners can walk to a variety of parks and shopping options from a number of South Tampa neighborhoods and the area is very close to major employment centers in Downtown Tampa, the Westshore Business District and MacDill Air Force Base. 

Neighborhoods that have this combination of amenities and employment centers have historically been very strong places to invest in real estate.

I have also done a considerable amount of business in Tampa's Historic Heights neighborhoods (Seminole Heights, Tampa Heights & Riverside Heights). Many of these neighborhoods offer quick access to some great parks and a very quick drive to Downtown Tampa.

Westchase offers wonderful walkable areas in a more modern setting. Access to the Veteran's Expressway makes this a moderate commute for Westshore and Pinellas County workers.

Brandon & Temple Terrace round out my focus areas. Offering good value and a moderate commute to certain employment centers. Brandon can be a quick commute to Downtown Tampa and a number of office parks that populate eastern Hillsborough County. Temple Terrace provides great value to USF and university area hospital employees with a wonderful promise of future walkable redevelopment.

How can I buy a home if I can't get a mortgage?

If you have good credit, and are willing and able to document your income you will be surprised by what loan options are available to you. Our in house lender is a wholesale operation that works with large banks, such as Bank of America, Countrywide, SunTrust, Wells Fargo and more. By eliminating overhead they can often save my clients money on the exact same loan products available from these large financial institutions. If you choose to shop around, I can use my financial education to ensure that you are getting the best deal.
